The Process

HOW HOMEFAX WORKS

Four simple steps from inspection to informed buyer — all on one platform.

🔍
Seller Books Inspection
The seller hires a HomeFax-registered inspector for a pre-listing inspection. Any CAHPi-certified inspector in Manitoba can participate.
⬆️
Inspector Uploads Report
The inspector uploads the full PDF report, fills in the Home Integrity Score, and completes the Manitoba disclosure checklist — all in under 5 minutes.
📋
QR Code Goes on Listing
HomeFax instantly generates a unique QR code and public link. The seller puts it on the For Sale sign, MLS listing, and marketing materials.
🏠
Buyers Access the Report
Buyers scan the QR, view the free summary, and choose their tier — a view link, a PDF transfer, or a full walk-through with the original inspector.

🏷️
Add $75 to your inspection for the HomeFax listing fee — that's all it takes to get your report on the platform with a QR code ready for your sign.

You get free permanent access to your own report regardless of whether it expires publicly or the home sells.

Questions

FREQUENTLY ASKED

Everything buyers, sellers, realtors, and inspectors want to know.

Is a HomeFax report the same as getting my own inspection?
+
Not exactly — but the $299 Tier 3 walk-through and liability transfer gets very close. The original inspector walks through the property with you, answers your questions, and formally transfers their professional liability to you. For most buyers, this provides the same practical protection as commissioning your own inspection, at a fraction of the cost.
What stops someone from sharing the report with friends?
+
The $99 Tier 1 purchase delivers a time-limited view link (7 days, view only — no PDF download) watermarked with the buyer's name and email. Sharing it means sharing a document with your name on it. The $199 Tier 2 PDF is also watermarked. More importantly, sharing the document doesn't transfer liability — only the paid Tier 2 and Tier 3 purchases include the formal liability transfer document.
As a seller, am I paying twice — once for the inspection and again for the HomeFax listing?
+
The HomeFax listing fee is $75 on top of your inspection cost. Think of it as a marketing investment — not an added expense. A HomeFax listing gives your home a verified credibility badge, a QR code for your sign, and access to a platform that attracts informed buyers. Plus, every buyer who purchases report access helps offset that $75. You also get free permanent access to your own report.
How long is my report available on HomeFax?
+
Reports are publicly available for 120 days from the upload date. If your home sells before 120 days, the report is automatically archived when the sale is recorded. Sellers always retain free permanent access to their own report regardless of the public expiry. The 120-day window is designed to cover most active listing periods while keeping the database current.
Which inspectors can upload to HomeFax?
+
Any CAHPi-certified, licensed home inspector in Manitoba can register and upload to HomeFax. Registration is free. Inspectors must agree to HomeFax's terms of service, including the liability transfer framework, before uploading their first report. We verify credentials at signup.
Does HomeFax work with Horizon inspection software?
+
Yes — inspectors simply export their completed report as a PDF from Horizon (or any other inspection software) and upload it directly to HomeFax. No integration or software change is required. We provide a one-page quick-start guide for Horizon users at signup.
Is HomeFax available outside Manitoba?
+
HomeFax is launching in Manitoba first in 2025. Saskatchewan and Alberta are planned for Phase 2, followed by national expansion. Each province requires its own disclosure template and regulatory review. If you're an inspector or realtor in another province and want to be notified when we launch there, sign up for our waitlist.
What is the Home Integrity Score and how is it calculated?
+
The Home Integrity Score is a proprietary rating out of 1,000 generated by our proprietary system after analyzing a certified inspection report. The system considers hundreds of factors including the age of the home, structural condition, mechanical systems, safety issues, known defects, needed repairs, regional building standards, and era-specific construction methods. The result is a single number that lets buyers compare homes at a glance — like a credit score for your house. The exact formula is proprietary to HomeFax.
